Tianjin Swan Lake

Sinjia is continually exploring opportunities to broaden and diversify the Group’s business portfolio. In line with this strategy, the Group took an effective interest in Tianjin Swan Lake Real Estate Development Co., Ltd, in May 2011.

Tianjin Swan Lake is developing the Jing Jin Business Centre (JJBC) which is the first Grade 5A office building in the Wuqing Development Zone in Tianjin, the PRC.

Located only 25 kilometres (km) from Tianjin city centre and 70 km from Beijing, the Wuqing district possesses significant development potential. Travelling time to Beijing is only around 20 minutes as the high-speed railway between Beijing city and Tianjin city runs through the Wuqing station. Given its strategic position and established transport infrastructure links to major cities, the precinct is attracting investments from local and overseas enterprises.

The JJBC project consists of two office blocks – a 12-storey South Tower and a 16-storey North Tower, as well as 367 car park lots. The development has a total gross floor area (GFA) of approximately 74,488 square metres (“sq m”), including the underground car park.

Tianjin Swan Lake has received positive responses from a number of major PRC banks and large corporations for sales of its office spaces at the South Tower, which has an estimated saleable floor area of 24,420 sq m. Construction of the North Tower of JJBC is scheduled to be completed in 2012. This tower will have total saleable floor area of approximately 28,983 sq m. The underground car park has a GFA of around 21,085 sq m.
